Property Management Services are offered in Ohio
We act as agents of the property owner to execute necessary work at their properties. Many times commercial property owners are located in different states and need someone to keep an eye on their property, organize vendors to do work such as HVAC installs, parking lot sweeping, lawn mowing, pothole patching, curb painting, etc. We take calls from commercial tenants and assist with problem solving to keep tenants happy. We open work orders as necessary or refer tenants to their lease which may require them to remedy some problems, assign jobs to vendors to complete landlord obligated tasks, ensure vendors have certificates of liability insurance, workers compensation coverage, and an indemnity prior to working on the owner’s property, and perform regular property inspections. We work with the owner’s existing realtors or leasing specialists to show vacant units, answer questions of potential tenants, and serve as a local point of contact for the contracted properties. To save our owners money, we also shop for the best price for work that needs to be done, whether it is replacing an HVAC unit, patching a roof, replacing doors, or getting locks changed, we can work within the owner’s established budget and make special requests for expenses not allocated.

- ASSIGN CONTRACTORS: Assign jobs to vendors to complete landlord obligated tasks.
PROJECT MANAGEMENT
Ensure vendors have certificates of liability insurance, workers compensation coverage, and an indemnity prior to working on the owner’s property
ASSIST REALTORS
Assist the owner’s realtors and leasing specialists with showing the vacant spaces to potential renters or purchasers
PROPERTY INSPECTION
Perform regular property inspections
RECOMMEND SERVICES
Recommend needed services or repairs to the owner for approval
BUDGET MANAGEMENT
Work within owner specified spending limitations for ongoing costs
